What do I do with my move in walk through?

Upload it into your portal, this is important to document any tears, rips stains in the beginning so you're not charged when you vacate. 

If we had $1 every time we heard "we left the house better than when we moved in" we would have a LOT of dollars


When is the rent due?

Rent is usually due on the 1st & no later than the 3rd day of each month. Check your lease!

Don't have a copy of your lease? Check your portal or email rents@peakinvprop.com for a copy.


When is my pro-rated rent due?

Exactly 30 days after you move in. Then the next 1st of the month a full rent amount is due.


I can’t pay rent this month, what do I do?

The best thing is to let us know. Call/email the rent department & let them know. We will always work with you & can offer some places to apply for rental assistance. You should connect with your local church, non-profit, to see if they offer rent support. There are programs that will help but it takes effort on your part to find it. Don't ignore us if we text you for payment, its best to let us know to help where we can.


What do I do if I get a 5 day notice or certified letter?

A 5 day notice is delivered to you when you have not paid rent. This is the legal document a landlord delivers to put you on notice to communicate with us to let us know what is going on. If you ignore this, late fee's continue & a court date for eviction is not far away..


What to do if I get a 10 day notice?

What a 10 day notice means is you have broken a lease guideline or a community rule. You must comply with the details on the 10day notice to avoid further action. Multiple 10day notice is subject to eviction. These are warnings that come with a cost, usually $35-75 each notice. 


How do I submit a 30 day notice?

The best way is to submit online through your portal. You can also text or email the rent collection department at rents@peakinvprop.com. These are best to be delivered on the last day of the month for the following month. 


How do I remove someone from my lease?

Have all Tenants on lease sign document showing who is staying & who is departing. (all must sign this, not at the same time if there is drama)

The remaining Tenant must still financially qualify for the whole rent. If you're replacing or adding a new person, they must apply as a new tenant to be added to your lease.


How do I break my lease?

There are 3 options to break or end your lease early;

1st is to find a qualified person to take over your unit. (They apply & get approved like you did)

2nd pay 3 months rent as a "buy out" (all at once payment)

3rd pay rent until the unit is re-rented or your lease expires. (Normal move out deposit refund process applies)


Do I have to be present at the move out walk through?

No, you don't, as long as we have keys to access the place & you're all moved out, we are set. All photos & a detailed description of any fees you are charged for will be mailed to you within 14 days.


How to get your deposit back?

Return your keys on the day you agreed to move out, have all your rent balance paid up, leave the house/apt clean condition as you moved in.
